Buying a property? consider the future / think about tomorrow

In this post...

Buying property is not a 100-meter dash. Investment, by its nature, requires long term planning and careful consideration of the right time and place to make a move. Because of that, it is essential to think ahead when considering a real estate purchase.

Buying? consider the future / think about tomorrow

Take, for instance, the following example: you want to buy a house, and are given two options. Option A is a reasonably priced house in a stable environment, and you know your return for the investment will be certain but not very high. Option B is a house located in a low end area where the local population is poor and the infrastructure is nearly nonexistent. The local rent is low, and your chances of reselling in the next five years are not good. Sounds obvious that option A is the better deal, right? But what if you know that Option B is located in an area which the local government chose to improve, that it will have new schools, shopping centers, workplaces and public facilities built over the next five years and that the return is nearly certain to double the investment after that time. Does option B sound better to you now?

In no small part, investment is about having the right information. The world is in flux, and the better you are able to predict where the market will go the better your chances are of making the best possible decision. This is why thinking about tomorrow is the corner piece of the entire investment; it is not just about what you are getting, but also about what it can become. Property can gain or lose value for any number of reasons, and it takes a trained eye to spot them.

The difference between an amateur and an expert in property investment lies with the ability to make these predictions in the most accurate and founded ways. When a real estate agent examines property, he or she knows what to look for from the quality of construction to the reputation of a neighborhood, and they know as best as possible the difference it makes not only now, but also in a year, five years or twenty years from now. This is why you want a real estate agent by your side, this information is necessary for making the most out of your resources.

Property does not exist in a vacuum, and investment has to balance between immediate and longtime profit. Maneuvering it correctly is as delicate as dancing. Because property is something you can hold on to for a considerable amount of time, thinking about the future is the best decision you can make for the present. Remember that your goal lies in the long term, and use all the tools available to you in order to reach it with the greatest amount of confidence. The future of your investment is your future. Be smart about it.
